About Dedman Property Management

Property is our passion. Locally, we manage over 50 blocks of flats. From small, converted blocks of 2-3 flats to large purpose-built buildings of 60+ flats. Along with small private estates of 5 homes to large developments of over 100 houses.

We can help with all property management needs such as inspections, insurance, ground rent/service charge administration, maintenance and more. We will tailor our services to meet your requirements, depending on how little or how much you’d like us involved.

Who are we?

Dedman Property Management is a small, family-run, privately owned business based in Rayleigh, Essex. We have been established since 2023 and specialise in Estate and Block Management.

Being a small team gives us the ability to communicate and coordinate quickly and efficiently to give you the best service. Not only that, but you’ll always know who you’re speaking to on the phone rather than being passed from pillar to post. Our team consists of:

  • Jan Blazeby – Office Administrator

We treat each property individually and will work closely with our clients to ensure we meet their property management needs head on. Customer satisfaction is extremely important to us, and we will always go that extra mile to ensure you are satisfied with our services.

To us, communication is key. We pride ourselves on having a practical, hands-on approach with a strong emphasis on communication. Right to Manage (RTM) and Residential Management Companies (RMC)

The majority of our clients are directors of either RTM or RMCs. We work closely with the directors to ensure their responsibilities as directors are upheld and that either their block of flats or their estate is financially managed and maintained.

What is a RTM company?

RTM is a company formed by leaseholders to take responsibility away from the freeholder. Leaseholders usually form an RTM because they want more involvement with how their block of flats is being managed.

Can we change the managing agent once we form RTM?

Yes, once you have formed an RTM, the directors of the company can choose a new managing agent, along with changing other contractors and suppliers, such as cleaners, energy providers etc

What is an RMC?

An RMC is usually in place when all owners have a share in a freehold or a private estate. The RMC is a legal entity that manages the shared and communal areas of a development, such as a block or flats or a private estate.

I am a director of an RTM or RMC; do I need a managing agent?

Many directors choose to instruct a managing agent to handle the daily tasks of managing a property. Collecting service charges, paying contractors, organising insurance etc. This helps ease the burden for directors and gives peace of mind that you are meeting

Will I lose decision-making power by having a managing agent?

No, as a director you will have ultimate control over how your block or estate is run. We work closely with directors and always liase where nesisary when decisions relating to your site are required. We are instructed by you as a director, we are ultimatly here to offer help and guidance along the way?

Developers

We work closely with local developers, offering a Property Management perspective from the outset. Offering simple advice based on our experience, such as where to have communal letter boxes, trades buzzers and bin store positioning, to apportioning service charges based on square footage.

Once your site is up and running, we can provide you with an estimated service charge budget. This information is paramount to buyers when looking to purchase a leasehold flat or a home on a private estate.
